About Us

Athena Real Estate, LLC is a private real estate investment firm founded in 2004. Athena, through affiliates, invests in a variety of specialty collateral types, including; manufactured home communities, RV parks and resorts, and self-storage. On a select basis, we will acquire other property types. Athena makes direct investments in a disciplined manner, while it has grown each year since its formation.

INVESTMENT STRATEGY

The Company’s operating philosophy is to obtain premium returns for value-added opportunities where focused and experienced management provide a competitive advantage. Our targeted collateral types tend to be within fragmented markets creating inefficiencies and greater opportunities for higher returns.

We target “value added” acquisitions that allow us to create value from below market occupancy and/or rents; a property in need of capital and/or more professional management; and the potential to add to the number of rental units (sites or square feet). We buy properties with the intent to hold five years or longer. Athena ventures with a growing base of high network investors and institutional partners.
From time to time, the Company will invest in high quality properties for a yield play. This type of investment in typically characterized by an investment with low supply risk with sustainable positioning in its market for the long-term, while taking advantage of low cost debt.
We are targeting markets and collateral types (such as age restricted 55+ mobile home and RV Parks) to benefit from the aging population trends.

MANAGEMENT

Richard O’Brien

Richard J. O’Brien, CEO and Founder, has been successful in investing and advising in the commercial real estate sector since the formation of Athena in 2004. Prior to that time, Mr. O’Brien was the Chief Financial Officer and Executive Vice President of FelCor Lodging Trust from 2001 to 2004, which was then the 2nd largest public hotel real estate investment trust (“REIT”) in the United States with more than $4 billion invested in approximately 160 hotels in 35 states and Canada. Prior to his time with FelCor Lodging Trust, Mr. O’Brien was a Managing Director of Business Development with the commercial real estate division (“GE Capital Real Estate”) of GE Capital Corporation (“GE Capital”).

While with GE Capital, he served in a variety of leadership roles focused on the growth and operational excellence of the business.The transactional experience that Mr. O’Brien gained in these roles is broad and significant and includes acquisitions, dispositions, financings and joint ventures in commercial real estate. While with GE Capital Real Estate, he placed an emphasis on business growth through investing and lending in specialty collateral types; including hotels, manufactured home communities, marinas, senior living, military housing, and net lease transactions.

Mr. O’Brien has also held management positions with J.P. Morgan and KPMG, and started his career in 1984 (obtaining his CPA in 1986). He currently serves on the Board of  Ubiterra Corporation, a private oil and gas technology company.
